About Pine Hill Estates

Pine Hill Estates is an adult-oriented community consisting of 115 freehold attached bungalows on three adjoining streets. Our residents are largely retired or nearing retirement. Established in the mid-1990s, the area is notable for its well-tended, treed lots that reflect great pride of ownership. 
 
As a freehold area (that is, NOT condos) there is no monthly fee – just a very affordable mandatory annual fee to cover the maintenance of the Community Centre and its core activities. Registered with each property title is a set of Covenants (Summary attached) to help protect the assets of homeowners, who agree to maintain standards of upkeep, fence-free access and lines of sight, and other elements of consistency.
 
The Community operates with an elected volunteer Board of Directors who oversee maintenance of the Centre, and coordinate activities and group benefits such as the annual snow-clearance contract that most residents opt into. 
 
The community is located in suburban Kanata, on the western edge of Ottawa, Canada’s capital. Just steps away from every home are paths leading to the wide greenbelt that girdles Ottawa. Here you can walk, cycle, cross-country ski, and enjoy nature’s offerings year-round.  Deer are often seen wandering peacefully through the neighbourhood. (Fawns have even been born in back yards!)
 
With an end-of-street bus stop, even those who don’t drive have ready access to Kanata’s offerings of every size and variety of store, restaurant, recreational, medical and other services. In short, this community has it all: location, location, location!
 
 
But it’s the people and social interactions that make Pine Hill far more than a collection of houses. At the heart of Pine Hill Estates is our Community Centre, offering different events almost daily, such as weekly coffee hour and happy hours; various card-game groups; exercise and yoga classes; dart boards and a pool table downstairs; a lending library and book club; plus themed lunches or dinners, presentations and other events most months.  Homeowners can also reserve the Community Centre for private events.
 
With so much community activity, newcomers are quickly on a first-name basis with many neighbours and are often seen chatting with one another on front porches or at curb-sides while walking dogs, collecting mail, or just enjoying a leisurely stroll on these quiet streets.
 
The Ottawa area, the country’s fourth largest metropolitan area – with one of the highest per capita number of retirees in Canada – has so much to offer. Parliament Hill is a half-hour drive. If the Arts are your passion, Ottawa has been called “festival city” and is home to most of the nation’s major museums, the National Art Gallery, National Arts Centre and many other theatres and galleries.
 
For the sports enthusiast, the Senators’ home ice is just a 10-minute drive from Pine Hill; public and private recreation centres and golf courses abound; and cycling, walking and cross-country ski paths are just steps away.

Nature lovers are minutes from the Ottawa River for boating, swimming or riverside walks and picnics; a few minutes more finds you in Quebec’s Gatineau Hills to enjoy biking and walking, spectacular fall colours, or winter downhill and cross-country skiing.
 
Getaways are also easy: you can be in Montreal within two hours, Toronto in four to five; upstate New York in less than 90 minutes. And from the Ottawa International Airport (22 km from Pine Hill) the sky’s the limit!
